Selvamar Business Campus, the most sustainable office building in the world

The Selvamar Business Campus office complex, built and developed by ACCIONA in collaboration with Tristan Capital Partners, was conceived from the outset as an office complex designed to achieve the highest levels of sustainability. By obtaining LEED Platinum certification with a total of 92 points out of 110, the building has now achieved the highest score for LEED® v4 for Building Design and Construction: Core and Shell internationally, making it a global benchmark in sustainability and innovation.

The building is located in the 22@ technology district, an area perfectly connected to basic services and public transportation. The building incorporates secure bicycle storage areas and charging points for electric vehicles.

The complex, with a built-up area of more than 30,000 m², is composed of several volumes that generate a relationship of outdoor spaces between them, with a total of 30% of the plot being landscaped. The selected vegetation is native or adapted to the Mediterranean climate.

SELVAMAR BUSSINES CAMPUS achieves a 51% reduction in interior water consumption compared to similar buildings, and a 100% reduction in water consumption for irrigation. Savings are achieved through the reuse of gray water generated in the building, in addition to the use of low water consumption faucets and toilets.

The complex has an energy saving of 34.80% compared to the reference standard, which is achieved thanks to the design of a high-performance envelope, high-efficiency equipment and a large contribution of renewable energies. With 852 photovoltaic solar panels located on the roofs, a total power of 315.24 kWp is achieved, which contributes 18% annual renewable energy to the building's total consumption.

The complex has optimized indoor air quality thanks to ventilation regulated by CO2 probes, the use of materials and products with low formaldehyde and Volatile Organic Compound emissions, and the protection of entrances and sectorization of polluting rooms. It also has quality views and a high degree of natural light. In addition, it has been certified with the WELL standard, reaching the WELL Gold certification level, which ensures the highest standards of health and wellbeing for its occupants.

Sustainability criteria have been implemented in the construction of the complex, using FSC certified wood, produced in sustainably managed forests, and reaching a total of 26% recycled content in the cost of the materials installed. Of the total waste produced, 90% has been recycled.
